YAI LLC is a Wyoming limited liability company. Some site visitors and buyers are located in Israel, the European Union, and elsewhere. This policy is drafted to address those audiences.

YAI LLC sells vacant residential land in the United States, primarily in Arkansas, to investors and buyers worldwide.

Who controls your data. The “controller” of the personal information collected through this site is YAI LLC (the entity that decides why and how the information is processed). You can contact us using the details above.

2. What Information We Collect

We collect only the information you choose to give us, plus limited technical data:

(a) Information you provide directly

  • Newsletter / inquiry forms: your name and email address.
  • Land purchase / reservation: when you proceed to buy or reserve a parcel, you provide contact details (name, email, phone, mailing address) and payment information. Payment information (card / bank details) is entered into and processed by our third-party payment provider (Moonclerk / its processor), not stored on our servers.
  • Communications: any information you include when you email, call, or message us.

(b) Information collected automatically

  • Standard server and analytics data (IP address, browser type, pages visited, referring page, timestamps), and cookies / similar technologies used to operate and measure the site (e.g., web analytics). See Section 7.

We do not intentionally collect sensitive personal data through this website, and we ask that you not submit it through the forms. (Government ID / SSN, when needed for a completed land purchase, is collected separately and securely as part of the contract process, not through the website.)

3. How We Use Your Information

We use the information we collect to:

  • respond to your inquiries and send you the information you requested;
  • send you marketing and newsletter emails about available land and updates (only where permitted and with the ability to unsubscribe at any time);
  • process and administer a land reservation or purchase;
  • operate, secure, measure, and improve the website;
  • comply with legal, tax, and recordkeeping obligations.

We process your information based on your consent (for marketing email), the performance of a contract (for a purchase), and our legitimate interests in operating and securing the site.

4. How We Share Your Information

We do not sell, rent, or trade your personal information.

We share information only with service providers that help us operate, in order to provide the services you asked for:

These providers are bound to use the information only to provide their service to us. MailerLite and Google are located in the United States, so if you are outside the US, your information will be transferred to and processed in the US.

If you are located in Israel or the EU and you submit your information to us, you consent to its transfer to and processing in the United States by us and the service providers named above, for the purposes described in this policy. You may withdraw this consent at any time (see Section 5).

We may also disclose information where required by law, to comply with legal process, or to protect our rights, safety, or property.

5. Your Rights

Depending on where you live, you may have the right to:

  • access the personal information we hold about you;
  • correct inaccurate information;
  • delete your information (“right to be forgotten” / right to erasure), subject to records we must keep by law (e.g., a completed transaction);
  • object to or restrict certain processing;
  • withdraw consent at any time, including by unsubscribing from marketing email;
  • data portability, where applicable.

6. Data Retention

We keep your information only as long as needed for the purposes described above:

  • Newsletter / inquiry data: until you unsubscribe or ask us to delete it.
  • Transaction records: for as long as required for legal, tax, and accounting purposes.

When information is no longer needed, we delete or anonymize it.

7. Cookies and Analytics

This site uses cookies and similar technologies to operate the site and to understand how visitors use it (web analytics, e.g., Google Analytics or a comparable tool). You can control cookies through your browser settings. Disabling some cookies may affect how the site works.
