90-Day Satisfaction Guarantee
We want you to be confident in your land. Every parcel we sell is covered by a 90-Day Satisfaction Guarantee.
How it works:
- The window. Your 90-day satisfaction period begins on the date of your down payment and runs for ninety (90) calendar days.
- Inspect the land (recommended, not required). During this period you are encouraged to visit the property in person, or send someone on your behalf, and inspect it. We strongly recommend an in-person visit, as it is the best way to be sure the land is right for you. A visit is not a condition of your right to a refund.
- If you’re not satisfied. If, for whatever reason, you are not satisfied with the property within the 90-day period, contact us in writing at yai.llc1726@gmail.com. You do not need to have visited the property to request a refund. We will, at our option, either:
- exchange the property for another available parcel of comparable value, or
- refund your money, on the terms in Section 4 below.
- What is refunded. A refund returns all monies you have paid, minus:
- the document / accounting setup fee (the one-time processing fee, currently $250), which is non-refundable;
- closing costs that have actually been incurred; and
- payment-processing fees already incurred.
In other words: your down payment and any monthly payments made are refunded, less the document fee (currently $250), any closing costs incurred, and processing fees.
Recording costs. On an owner-financed (installment) purchase, title has not yet transferred during the 90-day window (we deliver and record the Warranty Deed only after the price is paid in full), so there is normally no recording cost to deduct. On a cash purchase where the deed has already been recorded and you then request a refund, recording costs are the buyer’s, as they form part of closing costs (your contract provides that closing costs are borne by the buyer; there is “no cost to buyer by closing directly”).
- How to request. Email yai.llc1726@gmail.com within the 90-day window with your name and parcel APN, and tell us whether you want an exchange or a refund. We will confirm and process your request promptly.
- After 90 days. Once the 90-day satisfaction period ends, the sale is final and the standard terms of your Land Sale Contract, Promissory Note, and Purchase & Sale Agreement govern.
This guarantee is part of, and is governed by, your purchase contract. If anything in this summary differs from your signed contract, the signed contract controls.
