Part 1 — Terms of Use (the website)

1. Acceptance

By accessing or using yaillc.com (the “Site”), operated by YAI LLC (Wyoming), you agree to these Terms. If you do not agree, do not use the Site.

2. The Site is informational

The Site provides general information about vacant land that YAI LLC offers for sale. Listings, prices, acreage, maps, and descriptions are provided for convenience and may change or contain errors. Nothing on the Site is an offer to sell, a warranty, or a guarantee. A binding sale arises only under a signed purchase contract (see Part 2). All information is “believed accurate but not guaranteed.”

3. No professional advice

The Site does not provide legal, tax, financial, or investment advice. See the Disclosures & Disclaimers page. You are responsible for your own due diligence and for consulting your own advisors.

4. Intellectual property

The Site’s content, text, images, maps, and branding are owned by or licensed to YAI LLC and may not be copied or reused without permission, except for your personal, non-commercial use in evaluating a purchase.

5. Acceptable use

You agree not to misuse the Site, attempt to disrupt it, scrape it at scale, or use it for unlawful purposes.

6. Third-party links and services

The Site links to third-party services (e.g., the payment provider Moonclerk, electronic-signature, and analytics). We are not responsible for third-party sites or their terms; review their policies separately.

7. Limitation of liability

To the maximum extent permitted by law, YAI LLC is not liable for indirect, incidental, or consequential damages arising from your use of the Site, and the Site is provided “as is” without warranties of any kind.

8. Changes

We may update these Terms; the current version is posted with its effective date.

Part 2 — Terms of Sale (buying land)

These Site terms summarize the deal for your convenience. The binding terms are in the signed Land Sale Contract, Promissory Note, and Agreement for the Sale and Purchase of Real Estate. If anything here differs from the signed documents, the signed documents control.

1. Who sells

The seller is YAI LLC, a Wyoming limited liability company, 312 W. 2nd St, #2893, Casper, WY 82601, +1 (307) 337-9113, yai.llc1726@gmail.com. No broker or agent is involved in the sale.

2. Buying process

  1. You select a parcel and click the reservation / “Pay Now” link.
  2. You make the down payment and a one-time document / processing fee of $250 (non-refundable — see Refund Policy).
  3. You receive and electronically sign the purchase package (Land Sale Contract, Promissory Note, Purchase & Sale Agreement, and ACH/payment authorization).
  4. For owner-financed parcels, monthly payments begin as scheduled (typically ~30 days later).

3. Owner financing (where offered)

Many parcels are offered with owner financing: a down payment plus fixed monthly payments over a set term, typically at 0% interest, with a small monthly note-servicing fee and an estimated property-tax amount, as stated in your specific contract. There is no prepayment penalty — you may pay off early at any time.

4. Title does not transfer until paid in full

Important: clicking “Pay Now” or making a down payment is not a transfer of ownership. YAI LLC holds title to the property until the purchase price is paid in full. Upon final payment, YAI LLC delivers a Warranty Deed for your review and records the deed transfer with the county (the signed contract provides 30 days). Until then, you are a contract buyer, not the title holder.

5. Sold AS-IS; buyer due diligence

Property is sold “AS-IS, WHERE-IS”, with no warranties as to condition, suitability for your intended use, access, utilities, water, zoning, or buildability beyond what is stated in the contract. You represent that you have done your own due diligence. See the Disclosures & Disclaimers page for details on utilities, access, and buildability.

6. Default

If you miss payments, the contract sets out notice, a cure period, and the seller’s right to terminate and retake the property without going to court, with amounts paid forfeited, as detailed in your signed documents. (Refer to the Land Sale Contract for the exact grace period, late fee, and cure terms.)

7. Satisfaction guarantee

Every sale is covered by the 90-Day Satisfaction Guarantee — see the Refund Policy page for the full terms (window, what is refunded, and how to request).

8. Entire agreement; no oral terms

The signed purchase documents are the entire agreement. No oral statements or representations bind either party.

9. Governing law

This Agreement is governed by the laws of the State of Wyoming, except that all questions concerning title to, and any interest in, the real property are governed by the law of the state where the property is located (Arkansas), and any action concerning the property may be brought there.
