1. Information is not guaranteed
All information on this site — including acreage, dimensions, maps, pricing, location, distances to nearby points, utilities, access, and zoning — is believed accurate but is not guaranteed. It is provided to help you begin your evaluation, not as a substitute for your own verification. Always confirm details independently before you buy.
2. Utilities
For many of our parcels, there are existing homes nearby, and utility lines (such as electricity and water) are available at the street. This describes utilities at the street level, and is not a representation that utilities are connected, or available, at the boundary of, or within, any specific parcel.
Connecting utilities to a particular parcel may require additional work, permits, hook-up fees, or distance-based costs that are the buyer’s responsibility. Availability and cost of connection vary by parcel and by utility provider.

3. Access
Road access varies by parcel. Where a parcel is described as having paved or road access, that description is believed accurate but not guaranteed, and the buyer should verify legal and physical access to the specific parcel before buying.
4. Buildability, zoning, and intended use
Building is subject to county and subdivision requirements, which can change. For every parcel we list, we publish the single-family build minimum from the recorded Bill of Assurance of that subdivision, with the source named on the parcel page. That figure is one requirement among several: soil and septic suitability, floodplain status, setbacks, covenants, and permits are separate matters that we do not verify. Confirm current requirements with Izard County and the relevant authorities before you build; the county, not YAI, is the final authority. YAI LLC does not guarantee that any parcel can be built on or used for any particular purpose.
5. No survey / no title report at sale
A survey is not provided, and a title report is not provided to the buyer at closing. The buyer may, at the buyer’s own expense, obtain a survey and/or perform a title search. (See your purchase contract for details.)
6. Sold AS-IS
All parcels are sold “AS-IS, WHERE-IS.” YAI LLC makes no warranties beyond those expressly stated in the signed purchase contract.
7. Not investment, legal, or tax advice
Nothing on this site is investment, legal, financial, or tax advice. Land is an investment that carries risk. Past performance and any examples are not a promise of future results, and YAI LLC does not guarantee any appreciation, return, resale value, or income. Land can be illiquid and its value can go down as well as up. You should consult your own legal, tax, and financial advisors before purchasing. Errors and omissions excepted (ט.ל.ח).
8. Forward-looking and illustrative statements
Any descriptions of an area’s growth, nearby attractions, lifestyle, or future potential are illustrative and not guaranteed. Distances and travel times are approximate and should be verified.
9. Photos and imagery
Some photographs and graphics on this site are for illustration only and may not depict the exact parcel, its current condition, boundaries, vegetation, or surroundings. Where a specific parcel photo is shown, it is believed to represent that parcel but is not guaranteed to reflect its present state. Always inspect the specific parcel, or arrange an inspection, before you buy.
