A creek on a lot is not a red flag or a green flag, it is a question to answer before you pay. In Arkansas, every landowner may make reasonable use of water on or bordering their property, and so may the neighbor downstream, and the state can allocate stream water during shortages. Before buying, ask the seller in writing what water the lot actually has today, then ask a licensed well driller who works the area what depth the neighbors' wells reached.
