Same town, three different rules on what you can build
Two lots on the same street can have completely different rules about what you may build. The rule comes from the addition's recorded bill of assurance, not from the county. Three lots, three minimums: North Shore 1,100 square feet including carport, Spring 1,000 and site built, Tract D 550. The two words that decide the mobile home question are "site built". Almog, if I buy a lot from you, can I put a modular home on it? Depends which lot. And the reason is not the county at all. Every addition has its own recorded bill of assurance. That document, not the county, decides what counts as a dwelling on your lot. Same town, different answers? Three of my lots sit in three different additions, with three different numbers. North Shore: eleven hundred square feet including carport. Spring: one thousand, site built. Tract D: five hundred and fifty. Two words in that table matter more than the numbers. Site built. That's the sentence that answers the mobile home question, and it has nothing to do with size.
