Warranty deed or limited warranty deed: how far back does the promise reach?

Two deeds can both say warranty and mean different things. One covers the lot's whole history. The other stops where the seller's ownership began. A general warranty deed guarantees clean title through the property's entire history. A limited warranty deed covers only the years the seller personally held it. Also called a special warranty deed. It is routine, not a red flag. It says how far back the promise reaches. Ask the seller, in writing, which deed type applies to the specific parcel, before you pay.
