What a plat map does not tell you about your lot

A plat map is the drawing that says where your lot actually is. Most buyers look at the picture and miss the four things that matter. The title block names the addition, the date it was recorded, and the book and page at the county. That is the address of the rules that govern your lot. What it will not tell you is what you may build. That is a different recorded document. And if no access is drawn to your lot, that is a finding. Pull the plat before you fall in love with a lot.
