Why does the county record matter so much in Arkansas?
Because recording is what makes a land document count against everyone. Arkansas Code 14-15-404 says a recorded instrument affecting title is constructive notice to all persons from the time it is filed with the county recorder. If the seller's deed is not on file, their claim is not something you can check.

What is a contract for deed, and where is the risk?
The Consumer Financial Protection Bureau describes contracts for deed as loans where the seller keeps legal title until the borrower makes all the payments, and warns that sellers under one might fail to provide the required consumer protections. That is why you check the paperwork, not the pitch.
