You can own a piece of land outright and still not control all of it. The deed is one document. It is not the only one. An easement is a recorded right for someone else to use part of your land. A utility line, a shared driveway, a drainage run. It travels with the property. It usually sits in the plat, the deed, or the title work, and it can decide where a house is allowed to sit years before you ever buy. Before you buy, ask what is recorded against the lot. Not just who owns it.
