Closing on cheap land: $15 to record, and the $34 fee that is NOT a closing cost
Arkansas charges $15 to record the first page of a deed and $5 for each page after that, plus $3.30 per $1,000 of consideration in transfer tax. On a $2,000 lot the whole public cost of the transfer is around $32. The number that actually repeats is the flat improvement district assessment, listed as MSID, at $34.24 on the county bill every year you hold the land. That one is not a closing cost at all. Recording a deed in Arkansas: fifteen dollars, first page. The fee nobody mentions is not a closing cost. Five dollars a page after that, plus transfer tax of three dollars thirty per thousand. Two thousand dollar lot, about thirty two dollars. The improvement district assessment is thirty four dollars and twenty four cents, flat, on the county bill, every year you hold the land. Get the closing costs clause in writing. Ask both questions, not just the cheap one.
